Yes, purchasing a Condo at Azzurro opens the door for you to qualify for residency in Barbados via the Special Entry and Reside Permit (SERP – CAT 2). A renewable, 5 year permit that will include spouses and dependants under 18 , or those still attending university.

Barbados enjoys over 40 Double Taxation treaties spread between many countries and issues Tax credits on foreign funds bought into the island through the banking system that can be very attractive.  Many International companies such as EY, Price Waterhouse, KPMG and others are available on island for local consultation and Tax planning advice.

    • The Condos are provided with Kitchens, vanities, wardrobes and general built in cabinets.  
    • An Appliance package is included.
    • Ceiling Fans in bedrooms, Living room, patios and air-conditioning in the Bedrooms.
    • Recessed Lights are provided throughout and provision for extra overhead lighting will be made.

    Furniture packages can be provided from a number of leading Home furnishing retailers and Interior design companies. Although we can provide recommended furnishings, we have found that It is best for the owner to work directly with any of these companies to satisfy their own personal taste and budget.

Yes, just a short walk and you will be on the beaches of the west coast of Barbados, commonly called the “Platinum Coast” . It is the Caribbean Ocean and offers calm, clear blue Sea and coral sands, truly some of the best beaches not only in Barbados but the world.

Yes, Beach Chairs and umbrellas can be provided to each homeowner and their guest, this is optional to each Condo owner. There are multiple restaurants on the closest beach that can provide cocktails, breakfast, lunch or dinner.

The Homeowners association / Board will administer the affairs of the development and each Condo owner will be entitled to equal say in the administration of Azzurro. The rules will be outlined in the PUP document, that govern the upkeep and general guidelines for the development. Things like exterior maintenance, pets, noise etc. Generally accepted conditions that govern a Condo development.

Generally the management of the Condos, things such as Lawn care, garbage, and exterior maintenance is managed by any of the many property management companies on island.  The Condo owners will guide the management company of their choice as to their requirements.

The cost of ownership will vary depending on the demands of the Condo owners, but the development itself is very efficient in its use of resources and each Condo owner can elect to install PV panels on the Roof and generate solar energy which through a guarantee made by the Government of Barbados should provide an income flow at a predetermined level for 20 years.

Stages of Payment

  1. Prior to commencement of construction, you will first be asked to pay a reservation deposit to secure a unit.

  2. Once the developer has reached the stage that construction will soon commence or has commenced, a Sale agreement will be required at which time a deposit will be due. 

  3. The next payment is a mobilization fee and thereafter as various stages of construction are completed a certified QC will verify the works and a further request for payments will be due. 

  4. At the end of construction, there will be a retention left for a predetermined period of time.
